A leaking shower rarely looks like a leaking shower. Most homeowners don’t realise there’s a problem until water is already tracking through walls, mould is forming on adjoining surfaces, or floorboards have started to swell.

By that point, the repair bill has multiplied – and what could have been a small waterproofing fix is now a full structural repair, sometimes alongside a complete bathroom renovation.

This page covers what to look for, what causes shower leaks, and what your repair options actually
are.

WHAT TO LOOK FOR

Common signs your
shower is leaking

If you’ve noticed any of the following in or around your shower, it’s a strong indication that water is escaping where it shouldn’t:

Cracks or discolouration in floor or wall tiles

Missing grout between wall or floor tiles

Visible gaps in joints between the floor and walls

Deterioration or discolouration of silicone sealant around tiles or your shower screen

Bubbling or peeling paintwork on adjoining walls or ceilings

Dampness, water marks or visible mould on bathroom walls or ceilings (or on rooms below an upstairs bathroom)

Swollen plasterboard, architraves, skirting boards or door frames in the bathroom or adjoining rooms

A bathroom door that sticks or rubs on the frame - often caused by humidity damage or swelling

A musty smell that doesn't go away with cleaning

Any one of these signs warrants a professional assessment. Multiple signs together strongly suggest active water damage that’s getting worse the longer it’s left.

Why leaking showers cause more damage than people realise

A shower is one of the most demanding wet areas in your home. Beneath the tiles or shower base is a waterproofing membrane – a thin layer designed to prevent water from reaching the structural floor and walls.
When that membrane fails – through age, movement, poor installation or substandard products – water tracks into places it was never meant to go.

The consequences compound over time:

Rising damp in walls and floors

Mould and bacterial growth that affects indoor air quality and health

Wood rot in floor joists, wall studs, skirting boards and architraves

Termite attraction - moist timber is a magnet for pest infestation

Structural damage that, in serious cases, affects the integrity of the home itself

Most home insurance policies do not cover damage from gradual leaks. By the time the damage is visible, it’s usually been progressing for months or years – and it’s almost always uninsured.

What causes a shower to start leaking?

There are five common causes of shower leaks:

1. Failure of the waterproofing membrane

The most common cause. Membranes can fail due to:

Natural ageing and degradation over time

Excessive movement of the building causing cracks or fissures

Tiles being laid before the membrane fully cured

Substandard installation or use of inferior products

Damage caused during construction (tools placed on the membrane, excessive force during tiling)

2. Cracked or damaged tiles

Tiles aren’t waterproof. They rely on grout, silicone and the membrane underneath to keep water contained. Cracked tiles allow water to bypass the surface and reach the membrane – and if the membrane is also compromised, water enters the structural floor and walls.

3. Failed grout or silicone

Grout is porous. Silicone perishes. Both need to be in good condition for the shower to remain watertight at the tile surface. Hairline cracks in grout, or splits in silicone joints, allow water to track behind the tiles.

4. Poor original installation

Bathrooms built or renovated by unlicensed or under-skilled tradespeople are a frequent source of leaks – typically caused by the membrane being installed incorrectly, the wrong products being used, or stages of the build being rushed.

5. Natural ageing of older bathrooms

Bathrooms older than 20 years often have outdated or non-existent waterproofing systems.

Some pre-1980s bathrooms have no membrane at all – water containment relied entirely on the tiles and grout, which were never designed to handle that responsibility long-term.

What are your repair options?

There are three broad approaches to repairing a leaking shower. Each has trade-offs.

Surface-level repair

Replacing damaged grout, re-siliconing joints, or applying a surface waterproofing coating over existing tiles.

Cost: Lowest

Disruption: Minimal

Lifespan: Short — typically 1–3 years depending on the underlying issue

Suitable for: Cosmetic issues only, or as a temporary measure

Risk: Doesn't address damage beneath the tiles. If the membrane has failed, water continues to track through and damage compounds

Targeted membrane repair

Removing tiles in the affected area, repairing or replacing the membrane, then re-tiling. Some companies offer injection-based methods that don’t require tile removal.

Cost: Mid-range

Disruption: Moderate

Lifespan: Variable — depends on the quality of repair and condition of surrounding membrane

Suitable for: Localised damage where the rest of the bathroom is in good condition

Risk: Tile-matching is often impossible; the repair area can look obviously patched. Doesn't fix damage that's already occurred to surrounding floor or wall structure

Full bathroom renovation

Removing all tiles, fixtures and the existing membrane; repairing any structural damage; reapplying a
new waterproofing system; and rebuilding the bathroom from scratch.

Cost: Highest

Disruption: Significant — typical NBS renovation takes 4–6 weeks

Lifespan: Decades

Suitable for: Older bathrooms, multiple-issue bathrooms, or bathrooms where the leak has caused damage beyond the immediate shower area

Benefit: Resets the entire bathroom to current standards. Properly waterproofed, properly built, properly warranted. Often the most cost-effective option in the long run when leak damage is significant

How to decide what’s right for your situation

The honest answer: it depends on the extent of damage. A surface-level repair is appropriate if the issue is genuinely cosmetic. A full renovation is appropriate when the leak has caused — or is causing — structural damage.

The only way to know which applies is a professional assessment.

When you book a consultation with NBS, our licensed builder will:

Conduct a thorough visual inspection of the shower and surrounding areas

Identify visible signs of water damage and assess their likely extent

Advise honestly on whether a repair or renovation is appropriate

Provide a clear scope of works and quote, if remediation is needed

We won’t recommend a renovation if a repair is the right call. We won’t recommend a repair if it’s only going to delay an inevitable larger problem.

Shower repairs that involve structural elements — replacing damaged floor joists, repairing wall framing, working with load-bearing components — legally require a fully licensed builder.

Many bathroom repair companies in NSW operate under a Kitchen, Bathroom and Laundry Renovator licence, which doesn’t allow them to perform structural work. They can replace tiles. They can re-grout. They can re-silicone. But if the underlying damage extends beyond the surface, they’re legally restricted from completing the repair.

NBS is owned and operated by Shane Grant, a fully licensed builder (NSW Contractor Licence No. 267690C) — meaning we can assess and complete the entire repair, regardless of how deep the damage goes.

From the get-go we knew we were working with an experienced and professional team. All the staff and tradesmen were understanding of our needs and respectful of our property at all times. There was a genuine sense of care and responsibility throughout the project and we are so thrilled with the result!

Linda

NBS did an amazing job at converting our ugly unused sunroom into an ensuite and office. From the initial consult, to design, to build, it was an easy, smooth, fairly quick and mostly stress-free process. Some more communication throughout the build phase would have been appreciated (eg a weekly update), but overall we are very happy.

Andrew

The entire team at Novacastrian Bathtoom Solutions have been personable and totally professional. We couldn’t be happier with our new bathrooms. The process from design to project management was excellent and we were kept informed all the way through the process. All the associated trades were coordinated, friendly and the workmanship exceptional. Thank you all.
